Villa Capriani
An oceanfront resort condo complex on the quiet north side of the island. Three pools, multiple hot tubs, an on-site restaurant, direct beach access, and one of the most tropical-feeling stays on the entire North Carolina coast.
Villa Capriani doesn't look like the rest of Topsail. Salmon-pink Mediterranean architecture, palm-lined courtyards, three pools stacked between the towers, and an oceanfront restaurant that hosts weekend brunch. Most people who stay here say it feels more like the Caribbean than the North Carolina coast, and it's only 2.5 hours from Raleigh.
Where it sits
North Topsail Beach, the quieter northern third of the island. Right at the water on the ocean side. The Sea View Pier is a short walk down the beach. Sneads Ferry is a five-minute drive off the north bridge for groceries and gas.
What's actually here
The pool situation is the standout. The main oceanfront pool is one of the largest on the North Carolina coast, and there are two smaller pools (one with a waterfall) plus a separate baby pool. Two hot tubs, both heated year-round. Direct access to the beach at multiple points. Every unit has an ocean view. Outdoor BBQ grills for guests. A free "book nook" borrow-a-book stand near the courtyard. Palm trees between the buildings.
The on-site restaurant
Splash by the Sea is right on the property. Sit-down lunch or dinner with ocean views, and they'll also do pizza to-go if you want to grab it and eat back at the condo. It's one of the only Topsail resorts with a real restaurant on-property, and it's why a lot of guests never leave the resort during their stay.
Who it fits
Families who want the resort experience (pools, restaurant, playground for the kids) without a plane ticket. Multigenerational trips where the grandparents want a real bed and the kids want a pool. Couples who want a Caribbean feel without leaving the East Coast.
What visitors don't realize
July is amazing. Weekend getaways in September and October can be just as good, with all the pools still open and way less crowd. Live music from Splash by the Sea's outdoor patio drifts up to every unit on weekend nights, which turns into a free soundtrack on your back deck while the kids sleep. Plenty of parking across the street, so you can often bring more than 2-3 cars if needed. Parking passes required when parking up close to the building.
